Key facts

  • South Lombok is six distinct markets: Kuta (the tourism hub), Mandalika (government KEK, hotel-zoned), Selong Belanak (postcard beach, trophy villas), Mawun (hidden, mostly land), Gerupuk (surf community), Ekas (frontier, 45 min further east).

  • Kuta has the deepest rental market: ~78% occupancy benchmark in 2024, €90 to €200 nightly for a 2BR, projected net yield 10 to 14% on 70% occupancy assumptions. 15 minutes from BIZAM airport, 5 minutes from the Mandalika KEK gate.

  • Drive times from BIZAM airport: Kuta 15 min, Mandalika 10 min, Gerupuk 25 min, Mawun 30 min, Selong Belanak 45 min, Ekas 1 h 15 min. Short-term rental guests pay a premium for sub-30-minute transfers; the further out, the higher the lifestyle and the lower the yield.

The south of Lombok is not one market, it is six, and each one solves a different problem for a foreign buyer. Kuta is the tourism hub where boutique villas run €148,000 to €400,000 and short-term rental occupancy benchmarks around 78%. Selong Belanak is the postcard beach, higher-end villas with sunset views and lower density. Mawun is the hidden one. Gerupuk is where the surfers live. Ekas is the frontier bay 45 minutes further east. And Mandalika is the government-planned KEK where the F1 and MotoGP circuit sits, zoned for hotels not residential villas. This article walks each area, with price bands, nightly rates, drive time from the airport, and the kind of buyer it suits.

Kuta, the hub. Kuta town sits 15 minutes from Zainuddin Abdul Madjid airport (BIZAM) and 5 minutes from the Mandalika KEK gate. It is the densest tourism cluster on the south coast and the only area where you can realistically run a short-term rental at scale without having to teach guests where you are. Boutique villa prices run €148,000 for a 1-bedroom to €400,000 for a hillside 3-bedroom with a view. 2BR nightly rates sit at €90 to €200 depending on season and finish. Comparable Kuta operating villas ran around 78% occupancy in 2024 per Airbtics. Projected net yield 10 to 14% on 70% occupancy assumptions (see our Kuta yield article for the full numbers). Who it suits: investors who want the highest-liquidity rental market in Lombok and are OK with the slightly busier high-street feel.

Mandalika, the planned zone. Mandalika is the Kawasan Ekonomi Khusus (KEK) special economic zone on the south coast, home to the Pertamina Mandalika International Circuit (MotoGP; F1 from 2027), the Pullman and Paramount hotels, and the government's flagship beach-front development. Important nuance for a foreign buyer: Mandalika is zoned for hotels, resorts and F&B, not for standalone residential villas. You cannot buy a boutique villa inside the KEK gate the way you can in Kuta. What Mandalika does is lift the entire 10km radius around it, which is exactly why Kuta's land and rental economics have moved the way they have. The investment angle is to own a villa within 5 to 15 minutes of the KEK gate (i.e. Kuta or the Mandalika fringe), not inside it. Our Mandalika article has the arrival and price data.

Selong Belanak, the postcard beach. Selong Belanak is 30 minutes drive west of Kuta along the coast road. It is the long crescent beach that every drone shot of Lombok uses. Lower density than Kuta, higher-end villa stock, mostly single-family hillside builds with sunset views across the bay. Boutique villa pricing is more variable because the market is thinner, but a comparable 2BR with a view typically runs €350,000 to €600,000. Nightly rates for premium stock trend higher than Kuta (€180 to €350) but occupancy is lower because the area has less day-to-day tourism infrastructure, there are fewer restaurants and the drive to the airport is 45 minutes. Who it suits: buyers who want a trophy villa as a second home and are willing to accept a lower rental utilisation in exchange for the view and the quiet.

Mawun, the hidden one. Mawun bay is between Kuta and Selong Belanak, 20 minutes drive west of Kuta, and is still largely undeveloped. The beach is a near-perfect crescent framed by two hills. Villa supply is small (perhaps a few dozen boutique homes in total) and most of the market is still land plots. Land in Mawun has moved from €40/m² to €120/m² over the last three years. There is no cluster of restaurants or shops yet, which is both the charm and the limitation. Who it suits: patient buyers who want to acquire a plot now, build in 2 to 3 years, and be positioned when the Mawun side of the south coast catches up with Kuta on infrastructure. Not the right area for buyers who want to be in a mature short-term rental cluster from day one.

Gerupuk, the surf community. Gerupuk is a sheltered bay 10 minutes east of Kuta, famous for its surf breaks (Inside, Outside, Don-Don, Kids Corner) and its tight-knit surfer community. The accommodation profile skews towards surf camps, guesthouses and small villas rather than boutique rentals. Nightly rates run €60 to €140 for a well-run 2BR, lower than Kuta because the guest profile is younger and longer-stay. Occupancy can actually be strong (surf tourism is less seasonal) and operating costs per guest are lower. Villa pricing runs €180,000 to €320,000 for a boutique 2BR. Who it suits: investors who have a specific affinity for the surf audience and want to serve a defined guest profile, or lifestyle buyers who want to be in the water in 2 minutes.

Ekas, the frontier. Ekas Bay is 45 minutes drive east of Kuta on the far southeast tip of Lombok. It is where the next generation of boutique Lombok development is likely to land, in the same way Kuta was 10 years ago. Infrastructure is thin: road access is improving but not yet uniformly paved, utilities are sparse. The upside is that land is still €15 to €45 per square metre and a 2BR villa, if you build well, can be delivered for €160,000 to €220,000 all-in including land. Rental utilisation is low today, there is not yet a short-term rental market of any depth. Who it suits: contrarian buyers with a 5 to 10 year horizon who want to be in before the airport-to-Ekas road upgrade (currently in regional planning) lands. Not an income play for 2026.

What about Senggigi and the north coast? Senggigi sits on the northwest coast, two hours drive from the airport and the Kuta cluster, and is a separate market with its own tourism history. For a foreign investor focused on short-term rental and tourism exposure, the south coast's proximity to Mandalika, the airport and the active KEK is where the growth is concentrated through 2027 to 2030. Noha does not build on the north coast; our thesis is specifically about the south.

Driving times, airport-anchored. From BIZAM airport: Kuta 15 min, Mandalika 10 min, Gerupuk 25 min, Mawun 30 min, Selong Belanak 45 min, Ekas 1 h 15 min. This matters more than it sounds. Short-term rental guests consistently pay a premium for "under 30 minutes from the gate" and complain in reviews about anything over 45 minutes. The further east or west you go on the coast, the better the beach gets and the lower the rental utilisation. Pick the trade-off deliberately.

Off-plan villa vs raw land, by area. Kuta is predominantly an off-plan boutique villa market: reputable developers hold the plots in and around the Mandalika fringe, buyers reserve a villa off-plan, the HGB is titled to the buyer's PT PMA at contract signing, and the villa is built against staged milestone payments across 18 to 24 months. Raw plots in Kuta are increasingly scarce and expensive. Mawun and Ekas are the opposite, still predominantly a raw-land market where a foreign buyer acquires the plot through their own PT PMA under HGB (see our PT PMA guide) and runs their own construction. Selong Belanak and Gerupuk sit in between: both off-plan boutique stock and direct land acquisition trade. Both routes are legitimate, but reserving an off-plan villa in Kuta is a materially different project to buying land in Ekas and project-managing a build. They attract different buyers.

Who should buy where. If you want highest rental yield and lowest operational friction, buy in Kuta, that is the mature market. If you want a trophy villa with a view and are OK trading some yield for lifestyle, Selong Belanak. If you want to be in the surf and serve a defined guest profile, Gerupuk. If you have patience and want to be positioned for the next zone, Mawun or Ekas on land. The due diligence checklist is the same across all of them, HGB in your PT PMA from day one, developer track record, no nominee structures.

Where Noha builds, and why. Our current and upcoming villas are in Kuta specifically, within 5 to 15 minutes of the Mandalika KEK gate. The reason is that this is the only area on the south coast where a buyer can combine 80-year HGB ownership, government-backed infrastructure (airport, roads, tourism zone), proven rental occupancy, and a secondary market deep enough to resell cleanly. Common questions

Answers to what most readers ask after this article.

Which area in South Lombok has the highest rental yield?

Kuta. It is the densest tourism cluster on the south coast, 15 minutes from BIZAM airport and 5 minutes from the Mandalika KEK gate. Comparable Kuta operating villas ran around 78% annual occupancy in 2024 at €90 to €200 nightly for a 2BR. Projected net yield 10 to 14% on 70% occupancy assumptions. Selong Belanak, Mawun and Ekas trend lower on occupancy because of thinner infrastructure.

Can I buy a villa inside the Mandalika KEK?

Not as a standalone residential boutique villa. Mandalika is zoned for hotels, resorts and F&B, not for residential villas. The investment angle is to own a villa within 5 to 15 minutes of the KEK gate (i.e. Kuta or the Mandalika fringe), which is where Noha builds, not inside the zone itself.

Is Selong Belanak better than Kuta?

Different, not better. Selong Belanak has higher-end villas with sunset views, lower density and a more exclusive feel, but it is 45 minutes from the airport and has less day-to-day tourism infrastructure. Nightly rates for premium stock trend higher (€180 to €350 for a 2BR with a view) but occupancy is lower. Right for trophy second-home buyers, less right for yield-focused investors.

What about buying raw land in Mawun or Ekas?

Legitimate strategy for patient buyers with a 5 to 10 year horizon. Mawun land has moved from €40/m² to €120/m² over the last three years; Ekas is still €15 to €45/m². Ownership is through a PT PMA holding HGB, same structure as an off-plan villa. You are then running your own design, permitting and construction, which is a materially different project to reserving an off-plan boutique in Kuta where the developer runs that end to end.

Why doesn't Noha build on the north coast or Senggigi?

Our thesis is specifically about the south coast: proximity to BIZAM airport, Mandalika KEK, F1 and MotoGP, government infrastructure spend, and the deepest short-term-rental market on the island. Senggigi and the Gili islands are separate markets with their own history and were not the geography we picked to build in.
