Can a foreigner own the 1 bedroom villa?

Yes. Foreigners buy through a PT PMA (foreign-owned Indonesian limited company) that holds an 80-year HGB (Hak Guna Bangunan) title. This is the strongest long-term ownership right legally available to a foreign investor in Indonesia. Freehold (Hak Milik / SHM) is reserved for Indonesian citizens.

What is the payment plan?

50% at contract signing, which secures the villa and funds land and foundations. The remaining 50% is split into monthly instalments tied to construction milestones during the build. Handover is November 2027. Payments accepted in EUR, USD or cryptocurrency (USDT, USDC, ETH, BTC).

What rental yield can I expect from the 1 bedroom villa?

Projected net yield is 10 to 14% per year, based on 70% occupancy assumptions and comparable Kuta short-term rental data. Yields are projected, not guaranteed. Actual occupancy, nightly rates and operating costs will vary. Comparable operating 1-bedroom villas in Kuta ran around 78% annual occupancy in 2024 at €90 to €150 nightly rates.

How is the villa managed after handover?

A local management agency takes 20% of gross rental revenue and covers marketing, dynamic pricing, guest check-in and check-out, 24/7 guest support, cleaning coordination, maintenance and monthly financial reports. Owners are free to appoint any other agency; they are not tied to Noha.
