Key facts
Noha Ventures accepts USDT and USDC on Ethereum, Tron, Solana and Polygon, plus BTC and ETH on their native chains. Payments settle on-chain in minutes.
BTC and ETH transfers carry a 15-minute price lock from the payment memo. Stablecoins need no lock because they track €1 within basis points.
The Indonesian deed still records the price in IDR at Bank Indonesia's reference rate. The crypto txhash and the IDR figure are consistent and auditable.
Yes, you can buy a Lombok villa with crypto, and at Noha it takes 8 steps from wallet to HGB certificate. Not a marketing claim, an operational flow we've run on real closings in USDT, USDC, BTC and ETH. This article is the mechanics: which coins, which chains, how the EUR price gets locked against volatility, what happens to the crypto once it lands, how it reconciles with the Indonesian notary (who still has to see IDR at the deed), and what your source-of-funds paperwork should look like. If you've read our general crypto guide and want the actual playbook, this is it.
Why crypto specifically for a Lombok deal. Three reasons that don't apply the same way to a Dubai or European deal. One, cross-border EUR to IDR through SWIFT typically takes 3 to 5 business days, gets flagged at least once for "purpose of transfer", and costs €40 to €120 per leg plus FX spread. Crypto settles in minutes for pennies. Two, several European banks now systematically block or delay transfers to Indonesian corporate accounts (PT PMA), especially first-time senders, forcing you to argue your way through compliance. On-chain payments bypass that entirely. Three, if you already hold BTC or ETH, converting to fiat just to buy the villa can trigger a capital gains event in most European tax regimes. Paying directly from wallet into a crypto-accepting counterparty can avoid the on-ramp / off-ramp double-tax hit, ask your accountant to confirm for your jurisdiction.
Which coins and which chains we accept. Stablecoins: USDT and USDC on Ethereum (ERC-20), Tron (TRC-20), Solana, and Polygon. Volatile: BTC on the native Bitcoin network, and ETH on mainnet. For most buyers the sweet spot is USDT on Tron or USDC on Solana: sub-$1 network fees, minute-level settlement, no volatility during the confirmation window. If you're paying in BTC or ETH we quote against a live rate at a 15-minute time-lock. More on that below.
The eight steps, in order. One, you pick a villa and we agree the EUR price. Two, we send a payment memo with the destination wallet address, the network, the exact amount in the coin you chose, and a 15-minute price lock. Three, you send from your wallet or exchange. Four, we confirm the transaction hash on-chain, credit your deposit, and countersign the reservation. Five, your PT PMA setup starts in parallel (4 to 8 weeks, €950 one-off, filed with OSS / BKPM). Six, monthly instalments across construction can be paid in the same coin or a different one; each instalment gets its own quote. Seven, at handover the HGB certificate is issued in your PT PMA's name (see how the PT PMA structure works). Eight, keys and welcome pack, villa is yours.
Price locking, how we handle volatility. Stablecoin payments: no lock needed, USDT and USDC track €1 to within basis points, settle instantly. BTC or ETH: we quote against a live rate at the moment the memo is issued and hold the quote for 15 minutes from that timestamp. If your transaction lands inside 15 minutes at the quoted amount, we honour it. If the price moves and your transfer confirms outside the window at a materially different rate, we settle at the average of the memo rate and the confirmation rate. This is written into the reservation contract, not a handshake, so nobody is exposed to a full BTC swing on a slow confirmation.
What happens to your crypto on our side. The default flow: stablecoins are held in a treasury wallet for 24 to 72 hours while your reservation is finalised, then converted to EUR through a licensed OTC desk and moved to the Noha treasury for construction spend. BTC and ETH are converted at receipt, we do not run a directional position on volatile assets, which is exactly why the 15-minute lock exists. If your jurisdiction makes it preferable for you to hold on-chain longer for reporting reasons, we can accommodate stablecoin holds, ask.
Source of funds, KYC and the boring but important paperwork. Anyone paying above €10,000 into a PT PMA needs to satisfy Indonesian AML rules and the FATF travel rule. In practice we need your passport, a proof of address under 3 months old, and a source-of-funds statement. For crypto that is usually an exchange history CSV or wallet screenshot showing when and how you acquired the asset (exchange purchase, mining payouts, salary in crypto, prior sale, capital contribution). This is the same standard a European bank applies to a large wire, the difference is on-chain provenance is often cleaner and easier to evidence than a legacy bank statement.
The notary and how the deed reconciles to IDR. Indonesian law requires the deed of sale (Akta Jual Beli) to state the price in IDR, and BPHTB land tax (5% of the land portion, one-off) to be paid in IDR to the tax office. This is not a problem, we handle the conversion. The deed records the EUR-equivalent IDR figure using Bank Indonesia's reference rate (JISDOR) on the transaction date; the notary and the tax office see a clean IDR number. Your payment record with us shows the crypto txhash alongside the EUR price. Both are consistent and auditable.
Tax implications for you as the buyer. The general rule in most European jurisdictions: paying in stablecoins (USDT and USDC track €1) usually does not trigger a capital gains event because there is no material gain to realise. Paying in BTC or ETH usually does trigger CGT, calculated on the difference between your cost basis and the crypto's fair market value at the moment of the transfer. Some buyers structure around this by converting to stablecoin through a personal off-ramp first, then paying us in USDC. Check with your accountant. On the Indonesian side, none of this affects the PT PMA or the HGB, those are unchanged by the payment method. The full ongoing Indonesian tax picture is in our tax article.
Costs compared to a bank wire. A €200,000 SWIFT wire from a European bank to a PT PMA in Indonesia typically runs: €30 to €80 sending bank fee, €15 to €40 correspondent bank fee, 0.5 to 1.5% FX spread on EUR to USD to IDR, 3 to 5 business days, one to two compliance holds. All-in: €1,100 to €3,100 in cost, plus timeline risk. A €200,000 equivalent USDT on Tron: ~$1 network fee, 1 to 2 minutes to settle, then a 0.15 to 0.25% OTC conversion spread on our side. All-in: €300 to €500. On a boutique villa deal that is a real cost saving, and the timeline delta matters when you are trying to lock a plot before another buyer does.
What can go wrong and how it is protected against. Wrong network, the classic, sending USDC on the wrong chain (say a Solana address for an ERC-20 transfer) can lose the funds. We only send the payment memo after you confirm the network you are using, and we do a small test transaction on the first payment. Phishing, always verify the destination wallet on a live call, not just email. We include the wallet address on a document signed by us and readable inside a secure buyer portal. Slow confirmation, covered by the 15-minute rate lock plus the reconciliation clause. Exchange rejection, some exchanges block direct withdrawals to counterparties tagged "OTC" or "high-risk"; if yours does, we can route through an intermediate exchange or through a custody provider like Fireblocks.
The bottom line, and how to actually start. If you are holding crypto and looking at a Lombok villa, the payment side is the easiest part of the whole deal. The harder part is doing the villa due diligence properly: HGB status, developer track record, PT PMA setup, tax stack. We wrote those up in our due diligence checklist. Once you are satisfied on the villa, the crypto flow is 8 steps and 4 to 6 weeks from first transfer to HGB in your PT PMA's name.
