Key facts

  • Entry price is close (Dubai €230,000 to €300,000 apartment, Lombok €148,000 to €235,000 villa) but the products differ: apartment in a tower versus standalone villa on 280 m² of land.

  • Dubai has 0% personal tax; Lombok's PT PMA pays 11% corporate tax on net rental profit. Dubai's 0% only applies to actual Dubai tax residents.

  • Lombok sits far outside any regional conflict and Indonesia is politically stable. Dubai sits in a region that has escalated meaningfully since 2023.

Dubai and Lombok solve two different problems, at close but different entry prices. A Dubai apartment in a rentable neighbourhood (JVC, Business Bay, JLT) starts at roughly €230,000 to €300,000. A comparable Kuta, South Lombok boutique villa with private pool starts at €148,000 for a 1 bedroom and €235,000 for a 2 bedroom. Different products, apartment in a tower versus standalone villa on 280 m² of land. Different tax profile, Dubai 0% personal income tax (for actual Dubai tax residents only), Lombok's PT PMA 11% corporate tax on net rental profit. Different political posture, Dubai sits in a region that has escalated meaningfully since 2023, Lombok sits far outside any regional conflict in politically stable Indonesia. Different ownership, Dubai freehold in designated zones, Lombok 80-year HGB via PT PMA. This article makes the comparison side by side.

Entry price. A serviceable Dubai apartment in a rentable neighbourhood (JVC, Business Bay, JLT) starts around AED 900,000 to 1,200,000, roughly €230,000 to 300,000. A comparable Lombok boutique villa with private pool and tropical garden, 2 bedrooms and 148 sqm build, starts at €235,000. A 1BR Lombok villa is €148,000. On sticker price they are close, but you are getting very different products: one is an apartment in a skyscraper, the other is a standalone villa on 280 sqm of land.

Yield reality. Dubai short-term rental yields on well-managed apartments run 7 to 9% gross in prime tourist zones. Net after service fees, Ejari, DEWA (utilities), Airbnb fees and maintenance typically lands at 5 to 6%. Kuta, Lombok comparables ran 78% annual occupancy in 2024 at €90 to €200 nightly. Net after operating costs, 20% management and 11% Indonesian tax typically lands at 8 to 9% on our case-study math (see our real yield article). Yield is not guaranteed on either market.

Tax treatment, this one is important. Dubai wins on paper: 0% personal income tax, 0% capital gains tax on real estate, no rental income tax for individuals. Lombok's PT PMA structure pays 11% corporate tax on net rental profit, plus a nominal annual property tax (PBB), plus capital gains if you sell. Two things to keep in mind. One, Dubai's 0% only applies to Dubai residents; if you are tax-resident in Spain, France or Germany, your home country will tax your Dubai rental income anyway. Two, the Lombok 11% is on net profit after operating costs, so the effective bite is smaller than it looks.

Political and geopolitical stability, the underrated factor. This is the one most brochures skip. Dubai sits in a region that has escalated meaningfully since 2023: Israel-Gaza, Iran-Israel direct exchanges of strikes, ongoing Houthi missile activity against Red Sea shipping, and periodic airspace closures across the Gulf. The UAE itself has remained stable and its infrastructure has kept working, but insurance costs have moved, some Western institutional capital has paused deployment into the region, and reputational risk factors into pricing more than it did five years ago. Lombok is the opposite profile. Indonesia is politically stable, holds peaceful democratic elections, sits far outside any regional conflict, and Lombok specifically is a tourist island with a strong local community, low crime, no militant activity, and no external security threats. The Indonesian government has explicitly designated the Mandalika zone (5 minutes from Kuta) as a strategic KEK special economic zone with locked-in infrastructure commitments. On the boring but load-bearing question of will my asset still be safely operable in ten years, Lombok is a materially calmer bet.

Legal ownership. Dubai offers freehold in designated zones (Downtown, Marina, Palm, JVC, etc.) via the Dubai Land Department. Perpetual, transferrable, straightforward. Lombok uses PT PMA + HGB: the buyer owns 100% of an Indonesian limited company that holds a state-issued 80-year land right (30 initial + 20 extension + 30 renewal). Different mechanics, same end result: you have a real, tradeable asset in your name. Dubai's ownership model is simpler. Lombok's is not weaker.

Currency and FX risk. AED is pegged to the USD at ~3.67. If you invoice in EUR, your Dubai asset carries USD-EUR risk. IDR (Indonesian rupiah) floats freely against major currencies and has depreciated against EUR over the last decade. Our villa prices are denominated in EUR to insulate the buyer from IDR moves on the entry, but rental income lands in IDR and gets converted. FX is a real factor either way, both markets carry it.

Liquidity and exit. Dubai has a huge, mature secondary market: apartments trade weekly, brokers everywhere, standardised contracts. Selling takes 30 to 90 days. Lombok has a growing but smaller secondary market. Boutique villas in Kuta have seen strong demand as tourism scales but expect 60 to 120 days to sell to another eligible buyer, or you can transfer the entire PT PMA share block in one go if the buyer prefers a company acquisition.

Supply pipeline. Dubai's supply pipeline is enormous: hundreds of thousands of units under construction in the next 3 to 5 years. That caps rate growth and creates price volatility. Lombok's supply pipeline is a fraction of Bali's, and Kuta specifically has geographical limits (hillside terrain, KEK zone boundaries) that constrain new builds. That is what makes early positioning here matter.

Lifestyle and use as second home. Dubai works for a certain buyer profile: infrastructure, direct flights, English everywhere, luxury retail, banking hub. It is also 35°C, 50% humidity, and largely a car city. Lombok works for a different profile: surf, beaches, jungle, quieter than Bali, hillside villas with sunset views. If you actually want to spend time in your investment, the question is which climate and pace suits you.

Who each market suits. Dubai is right for you if: you want max liquidity, you might move there to claim tax residency, you value institutional-grade services over lifestyle. Lombok is right for you if: you are looking for growth over preservation, you want a real second home rather than a rental unit, you are entering below where the wave will be in 5 to 10 years, you are comfortable with an emerging market.

Why both can be in the same portfolio. The mistake is treating them as substitutes. Dubai preserves capital and gives residency optionality. Lombok compounds a smaller ticket at a higher rate in a market that is 15 years behind Bali. Serious international investors we work with hold both, they don't pick.
